Reasons for denial:

 False information on application

 Outstanding balance or collection accounts with a landlord or utility company

 Negative rental reference Unable to pass criminal background check

 Recent evictions within the last 3 years

Application Checks:

 Income Verification – Two and half (2.5) times the rental amount per month

 Employment Verification – Minimum 1 year of employment with current employer

 Background Check (Criminal/Civil/Credit)

 Landlord Verification

Cosigner may be required if:

 No rental history

 Do not meet our income/employment criteria

Note: Tenant shall pay a one-time, non-refundable pet deposit of $300 per pet and an additional monthly Pet Fee of $30 per pet. The following dog breeds shall never be approved: Pit Bull, Rottweiler, Doberman, Chow, and German Shepherd.
